Job Summary
The Project Development Assistant Manager/Manager is responsible for managing architectural and engineering (A&E) design processes of projects. This role ensures that all design outputs align with the project requirements, fit within budget parameters, and adhere to timelines, while consistently incorporating sustainability and wellness as fundamental aspects of design. S/He also maintains oversight during construction, closeout, and handover to ensure design integrity is upheld throughout the project lifecycle.
The primary focus of this role is Design Management, with an emphasis on developing products that represent Menarco’s commitment to building better buildings and communities.

Core Functions
1. Project Planning and Design Management
a. Lead and coordinate all A&E design activities during the Design Phase, ensuring alignment with project goals and objectives.
b. Manage design deliverables to align with approved budget and timeline.
c. Facilitate interdisciplinary coordination and resolve design-related issues across design consultants.
d. Review the drawings produced by design consultants to ensure that they meet Menarco standards and requirements, while adhering to relevant codes and regulations.
e. Integrate sustainability and wellness standards into the design.
f. Coordinate project requirements among internal Menarco departments (Finance, Legal, Construction, and Sales and Marketing).
g. Monitor key development milestones and track consultants’ deliverables to help ensure alignment across business development, design, and construction functions.
h. Support procurement and value engineering efforts through design alignment.
i. Assess potential projects for feasibility by preparing preliminary test fits, area calculations, and reviewing government and design requirements.
j. Prepare request for proposals and evaluate technical proposals of consultants and contractors, ensuring alignment with project requirements.
k. Review RFPs to confirm contract scope and deliverables are fulfilled.
2. Construction Support
a. Provide guidance and support during the construction phase by collaborating with the project team to resolve design-related conflicts and challenges.
b. Review and validate design tolerances during construction to ensure compliance with approved design and methodologies and compliance with wellness and sustainability requirements.
3. Other Responsibilities
a. Provide support in developing design concepts for additional assignments as required by management.
Required Qualifications
Education & Experience
- Bachelor’s degree in architecture
- Professional license is preferred
- Experience with sustainable developments and having sustainable building credentials is an advantage.
- At least 8 years of professional experience, with at least 4 years of relevant experience in Design Management for large-scale developments.
- Proven experience in managing A&E design phases from concept to project completion.
- Strong understanding of building systems and familiarity with laws pertinent to Architecture, Planning, and Development.
- Experienced in analyzing technical drawings and addressing design issues effectively.
- Excellent design and aesthetic sense.
- Highly self-motivated, capable of working independently, and takes a proactive approach to tasks and problem-solving.
- Ability to adapt to changing project requirements, priorities, and deadlines, and work effectively in a fast-paced and dynamic environment.
- Ability to align design with business goals and market strategy.
- Ability to effectively prioritize tasks and efficiently use time and resources.
- Strong teamwork abilities, exceptional interpersonal skills, and commitment to integrity.
- Excellent communication, presentation, and facilitation skills.
- Proficient in software and tools such as AutoCAD, SketchUp, Adobe Photoshop, etc.
