Full Energy Conservation

Lights, air-conditioning, and elevators  are designed to operate separately. This permits alternate and minimal operations during off -office hours. Occupancy motion sensors connecting restroom lights and air exhaust allow for energy consumption only when in use. Even tenants are mandated to provide their own sensors for areas not regularly occupied.

71.5% Solar Heat Gain Reduction

Double glazed IGU glass with Low-E coating and 12mm Air gap with a Solar Heat Gain Coefficient of 0.285 and double glazed spandrel panes with insulation and backpan help insulate the interior of the tower, allowing for minimal solar heat load for air conditioning, translating to less power consumption.

56.12% Solar Shading

Taking advantage of the solar path study and shading provided by the neighboring buildings, the tower was designed to receive natural light for its occupants without the corresponding heat, resulting in an Annual Average Shading Factor of 0.5612.

High-Performance Air-Conditioning System

With VRF Inverter air-conditioning system that has EERs ranging from 13 to 14 and R-410A refrigerant (which has a ODP value of close to zero and GWP of 1,890), Energy Recovery Ventilation that has 70% effectiveness for treatment (precodnition) of incoming outdoor ventilation air, and Integrated Building Management System (IBMS) which monitors and modulates the fan coil and condenser units for lesser energy consumption, the tower’s air-conditioning system becomes one of the most environmentally friendly and energy efficient option in the market.

Single-stage Pressure Blowers

Unlike its multi-stage counterpart that requires air to pass through multiple impellers, the tower’s centrifugal pressurization fans installed in the staircase and elevator shafts do not require as much air turns minimizing energy consumption.

100% Renewable Energy

All electricity requirements of the tower are sourced from a geathermal power plant. We continue to commit to improve our energy consumption by finding means and ways to be net positive energy.

Maximum Natural Light

The clean floor plate column free design allow for maximum natural light and view access for each occupant. Even the fire stairs, which traditionally are located at the center of the building, are provided with full natural light access, and spruced-up interiors, encouraging inter-floor movement.

Multiple Transportation Option

The tower is located at Bonifacio Global City (BGC). Flanked by 3 main thoroughfares, it is accessible by most forms of public transportation. 130 bike racks and 22 shower rooms are available for those who choose to reach the tower by means of biking jogging or even just walking. It also doesn’t hurt that BGC has walking score of 98/100 and is designed to encourage alternative means of transit through its dedicated lanes and numerous pedestrian walkways.

Use of fuel-efficient vehicles are encourage through the designation of 20 preferred parking slots for Low-Emitting and Fuel Efficient Vehicles. And soon to come are the electric charging station that address the needs of those already utilizing or planning to utilize electric vehicles, as well as preferred parking for carpooling.

69% Water Savings

The grey water system and dual piping system (potable and non-potable) of the tower allows for the collection, distribution , and reuse of waste water coming from the lavatories and shower room floor drains along with harvested rainwater and air-conditioning condensate. The 53,000 gallon capacity non-potable water supply is used for sewage conveyance and landscape irrigation. This system, paired with high efficiency water sense labeled and sensor activated fixtures ensures efficiency first, then reduction of fresh water demand.

Sustainability and Wellness consultants were engaged at the onset to ensure innovative design and practices are reflected in the plans for the tower. Tow date, the tower’s sustainability experts are tasked to review, reevaluate and revise procedure and play key roles in the procurement process.

Continued research, constant training, information exchanged, and open-mindedness permit us and our partners to learn as we pursue new and innovative products and ways to better serve our needs and commitments. 

It also doesn’t hurt that the tower’s fit our guidelines and house rules encourage and guide occupants to implement sustainable practices. Regular community activities and information dissemination from the numerous signages posted around the tower and dislayed at the tv sets further clarify the benefits of caring for the environment.

100% Green Products and Polices

Green certified products. Non-VOC and low carbon emitting materials. Locally sourced and high-recycled content supplies. From the LED lights, KuratticeEco wood and non-porous Procelanosa tiles installed during construction, to the energy efficient equipment used in the tower, until the sustainable products consumed during operations, all materials are carefully selected for their low impact to the environment. Tenants are encourage to join this initiative by prohibiting or discouraging use of non-eco-friendly materials for their own space fit-out and operations.

75% Construction Wastes Diverted

The Waste Management Plan in place during the construction of the tower allowed for construction wastes to be diverted from the landfill. Instead, these scrap materials and debris were reused or recycled within the project or in the other projects of the contractors and suppliers. This mentality of minimizing residual wastes continues as the tower maintains strict monitoring and control of the fit-out construction of its tenants with a minimum 50% diversion being required.

0% Waste Target

The Solid Waste Management Plan and almost 50 sqm Materials Recovery Facility found within the tower allow for continued reduction, reuse, recycling of goods consumed. The “No Segregation, No Collection”. scheme assures the strict adherence of all occupants to the 0% Waste commitment.

Food wastes are converted to Bokashi tea which are utilized for tower’s garden and distributed for free to plant enthusiasts. Solid wastes are either reused or recycled through our own creative initiatives (i.e. used paper transformed into charcoal) or in partnership with our suppliers or occupants (i.e. reuse of supply containers, SPARC). Toxic materials are given to government registered companies for proper disposal. And those which cannot be reused or recycled are compacted to minimize landfill use. 

Thorough planning is done at every stage of our activities to avoid time and material wastage coming from redoing things.

The World Health Organization calls this phenomenon “sick building syndrome.” It leads to reduced staff efficiency, increased absenteeism, and low morale.

As “The Healthiest Building in the Philippines,” the Menarco Tower addresses seven most important wellness concepts to boost worker’s performance in the workplace: Air, Water, Nourishment, Light, Fitness, Comfort, and Mind.

Over the last decade, measures have been introduced to elevate health and wellness in buildings, such as the International WELL™ Building Standard (WELL™). Menarco Tower is the first building in the country to register and to achieve the WELLTM Certification. The WELL™ Building Standard is for people. It encourages the creation of healthy environment for people to live, work, and play, thereby elevating the quality of occupant health.

“Providing a healthy environment has always been our priority. Thus, we are proud to be the first building in the country to be investing in WELL™ Certification,” says Carmen Jimenez Ong, Founder and CEO ofMenarco Development Corporation.

From the number of air pollutants to the creation of an environment that is distraction-free, productive, and promotes a healthy lifestyle, WELL™ analyzes these factors through a scorecard before awarding certification.

“Menarco Tower has better quality because we use air conditioners with modern MERV 13 air filtration systems. We have efficient natural lighting with a double glazed curtain wall system. We let the sunshine in without the heat. That helps with one’s circadian rhythm and reduces hormonal imbalances. We go even further by providing whole food dining options within our building. All these speak to our belief that a healthy, happy employee is also a productive employee,” says Carmen.

Menarco took its commitment a step further by being among the early adopters for WELL™ Health-Safety Rating and implemented its science-backed guidance. Through this evidenced-based rating, Menarco’s operational policies, maintenance protocols, emergency plans and stakeholder engagement strategies were reviewed and verified. It eventually became the second in the world to be rated.

Light

Issue: Disruption to the body’s circadian rhythm is associated with chronic diseases including obesity, diabetes, and depression.

97% of Menarco Tower is exposed to natural light (without heat). Even the fire exit stairways are located in an area that receives abundance of natural light, foregoing the traditional model of putting this at the middle of the building. This encourages occupants to take the stairs as part of their regular routes, ultimately familiarizing themselves with safety protocols.

Water

Issue: Many people are inadequately hydrated, which is associated with higher rates of obesity.

Menarco Tower prides itself for having potable water that goes beyond the requirements of WELL™ and the World Health Organization. Easily available through the numerous drinking stations located throughout the building, occupants are encouraged to continually hydrate and reap the benefits of this 0-calorie beverage. Constant maintenance and tests likewise ensure that contaminants present in the city-supplied water are properly filtered prior to the use and consumption of the tower’s occupants.

Nourishment

Issue: Poor diets are the second leading risk factor for mortality and morbidity globally, accounting/or 8% of all deaths and contributing to an estimated 9.6% of the global burden of disease.

The Yard, Menarco Tower’s own food hall, provides healthy food options -catering to the daily wage earners and executives alike. Step out to the deck and pick for yourself any of the edible native and adaptive plants available, all carefully selected to reduce by 68% irrigation water consumption.

Air

Issue: Exposure to air pollutants has been shown to increase the risk of respiratory and cardiovascular diseases, myocardial ischemia, angina, high blood pressure and heart disease. 9 On average, 10% of productivity loss could be attributable to health issues related to poor indoor air quality in office buildings.

Menarco Tower boasts of fresh, clean air pre-filtered by the MERV 13 hospital grade air-filters, fine enough to prevent penetration of bacteria and sneeze droplets. Decentralized ventilation and Dedicated Outdoor Air Systems separately supplies fresh air to each occupied unit, reducing the possibility of inter-tenant spread, while strategically installed exhaust systems prevent build-up of dangerous gases and odor.

Even the building cleaning materials and equipment, such as vacuum cleaners, are carefully selected for their ability to capture 96% of particulates 0.3 microns in size.

Healthy entrances provided by the entrance vestibules, air curtains, and sanitation mats control migration of outdoor contaminants into the interiors.

While materials policies and procedures prohibit use ofVOC laden products or anything containing harmful chemicals such as asbestos, lead or mercury. Any accumulation during construction is removed by an air flush done prior to occupancy.

Pests are properly managed with an integrated plan to allow for minimal exposure and effect to occupants and environment of harmful chemicals.

Even just the simple prohibition on smoking and vaping within and in the near perimeters of the tower helps ensure clean breathing air for tenants.

These and the constant monitoring of air-quality through sensors, such as uHoo (air quality monitoring device), Carbon Monoxide and LPG sensors, as well as the regular inspections and maintenance assure that pollutants and any microbe or molds are controlled and removed.

Comfort

Issue: Leading research indicates that employees perform 6% poorer when the office is overheated and 4% poorer when the office is cold.

The tower’s VRF inverter air-conditioning system allows for occupants to individually control and maintain the room temperature at 24 degrees, with a lF +/ – tolerance, providing for optimum thermal comfort.

Fitness

Issue: Physical inactivity has emerged as a primary focus of public health due to a rise in premature mortality and chronic diseases, including type 2 diabetes, cardiovascular disease, depression, stroke, dementia and some farms of cancer.

Movement is encouraged through the numerous fitness options available in the tower. Whether you prefer high intensity workouts, or the calm and relaxing routine of Pilates and yoga, Menarco Tower has you covered. For those who don’t like the regimen of exercise classes, they can easily pump their hearts by just going up or down the tower’s well-lighted stairs, do sports around the neighborhood’s numerous fields, or simply unwind playing air hockey with friends.

Mind

Issue: Mental health conditions can have a substantial effect on all areas of life, such as school or work performance, relationships with family and friends and ability to participate in the community. Two of the most common mental health conditions, depression and anxiety, cost the global economy US$ 1 trillion each year.

Aesthetically pleasing visual elements help occupants derive comfort and joy from the surroundings – allowing for better concentration, clearer thinking, increased creativity and higher level of collaboration.

The tower houses the Menarco Vertical Museum that exhibits carefully curated contemporary works of Filipino artists.
